Airbnb's 6% direct booking link: What it means for your pricing

3 min read

Airbnb is testing a lower host fee of 6% to 10% on bookings that hosts bring in themselves through a special link, down from the usual 15.5%. It's a limited US pilot for selected hosts using property management software. On STR Pricing Pulse – the Host Planet series powered by Beyond, revenue management expert Dr Zak Ali, President of the ISTRM, broke down what it really means for your pricing and your direct booking strategy.

Key takeaways

  • The lower fee applies only when the guest books through the link you share. Payment still goes through Airbnb, and AirCover still applies.

  • It works like an affiliate link, not a true direct booking. Airbnb still runs the transaction.

  • On a £1,000 stay, the 6% link leaves you £940, against £845 at 15.5%.

  • Judge every channel by what you net, not by its commission rate.

What is Airbnb's direct booking link?

You share a link through your own marketing, such as Instagram or email. If the guest would rather book on Airbnb, they use that link and you pay the reduced fee. Zak's advice: check the invitation in your own account before you build any fee into your quotes. Airbnb can change or end the pilot at any time.

Is it really a direct booking?

Zak agrees with direct booking advocates like Mark Simpson and Jen Boyles: it's an affiliate link. You do the marketing, and Airbnb converts the booking on its own terms. His commercial read is that Airbnb would rather earn £60 on a £1,000 booking than nothing, and it may win that guest's next trip too.

If you already send every guest to your own website, keep doing it. The link makes most sense for operators who rely heavily on Airbnb today.

The maths on a £1,000 booking

Booking route

Guest pays

You keep

Standard Airbnb (15.5%)

£1,000

£845

Airbnb link (6%)

£1,000

£940

Airbnb link (6%) with 5% discount

£950

£893

The discounted booking still beats standard Airbnb by £48. But it gives up £47 against the full-price link, and that £47 has to be earned back with stays you wouldn't otherwise have sold.

When to keep the saving and when to share it

Peak weeks: compare nights sold at the same lead time with your usual booking curve. If bookings are on pace and competitor availability is shrinking, hold your price and keep the saving.

Midweek gaps: first check minimum stays, arrival rules, and owner blocks. If the dates are bookable, pickup is behind pace and comparable stays are cheaper at checkout, an incentive makes sense. Watch that short stays don't leave orphan nights.

Should your direct site be cheaper than Airbnb?

It depends. A lower price can lift conversion, but trust is often why guests book on OTAs, and price isn't always their priority. Give guests a reason to book direct that doesn't eat into what you'd have kept through the OTA.

The biggest channel strategy mistake

Judging a channel by its commission rate or share of bookings. A rising direct share can look great while discounts and ad spend quietly absorb the saving. Record the original inquiry source alongside the channel that completed the booking. Otherwise you'll credit the OTA for guests your own marketing found, and cut the budget that's working.

Your homework this week

Take one listing and work out what it nets you three ways: a standard Airbnb booking, the 6% link and a true direct booking. Include payment processing and paid marketing on the direct side. Then price each route so the guest wins and you keep more.

FAQs

What is Airbnb's 6% host fee?

A reduced fee of 6% to 10% on bookings made through a host's own shared link, compared with the standard 15.5% host fee.

Who can use Airbnb's direct booking link?

It's currently a US pilot, offered by invitation to selected hosts and property managers using property management software.

Is the Airbnb link better than my own direct booking website?

Usually not if your website already converts. Bookings through the link stay on Airbnb's terms, so you don't own the guest relationship.
