He did exactly that with a rental in London – booked through a major OTA, managed on a top-three PMS. What followed: a check-in form asking for information he'd already given Airbnb, then a separate guest verification tool asking for the same details again, plus a passport upload – and when a friend joined the trip, the platform refused to share the door code with anyone but the primary guest.
"When property managers set up these endpoints, they have good intentions. But when they're stitched together, it doesn't create a frictionless guest experience. The guest has to repeat the same information over and over again."
For an industry veteran, that's an annoyance. For a less tech-savvy guest seeing an unfamiliar verification brand? "Am I being scammed? Is this a phishing link?" The experience is damaged before the guest has even travelled.
And it doesn't stop at booking. Ari says that when he managed a few-hundred-property portfolio, he almost never walked into a unit without finding something wrong – a physical guest guide that was out of date, a router replaced without the Wi-Fi name being updated. "At one point their mind goes: I've been reporting the same issue over and over – what's the point? It's not just about guest experience. It's about maintaining integrity and service levels so your field staff keep caring."
The fix is systematic: every issue – reported by a guest, a housekeeper, or a maintenance tech – enters one system, gets an owner, and gets closed.
AI in short-term rentals: Task automation vs. true orchestration
There are two very different things being sold as "AI" in this industry, and Ari draws a sharp line between them.
Task automation – auto-replies, check-in instructions, generic apology messages – is table stakes. The harder, more valuable problem is orchestration, because short-term rentals have something hotels don't: multiple stakeholders. A broken sofa might need homeowner approval. A failed appliance might need to go through a home warranty. An AI that just says "So sorry, we'll fix that ASAP!" is writing cheques the operation can't cash.
"New entrants are aspiring to be the orchestration layer. What's going to set them apart is being able to communicate amongst different stakeholders – rather than just sending a generic apology message."

Ari's test is practical: AI can handle anything routine and repeatable, provided it's connected to a real source of truth – a chatbot that denies an early check-in without actually checking the calendar creates more damage than no chatbot at all. Humans belong in the high-stakes, soft-touch moments: the service failure, the apology, the gesture (he tells the story of a scratched rental car in France defused by a manager who apologised in person and comped a night).
"As AI becomes more mainstream, we're all seeking real-life human connection. That's where humans come into play."
His coffee shop comparison sums it up: two hotels, same drink unavailable. One employee silently substituted an Americano – technically an upgrade, but robotic. The other asked permission first. Same outcome, completely different experience. "I feel like I'm being seen, being heard. In hospitality, as AI automates more, listening to the guest becomes more important – whether the touchpoint is human or AI."
