1. Post mini tours of your property
Give potential guests a behind-the-scenes look with short, engaging video tours. Highlight individual rooms, amenities, or special touches. You can keep it simple – just use your phone to film, then upload as a Reel. If you can, walk through the space and talk about its features; otherwise, add music or a voiceover. The goal is to help guests imagine themselves staying there.
2. Use location tags to boost visibility
Instagram now integrates with Google search, meaning location-tagged posts can appear in search results. Always tag your property’s location in your content and captions. Whether you go broad (“UK”) or hyper-specific (your village or neighbourhood), this increases your chances of being discovered by travellers searching for places to stay.
3. Showcase guest testimonials
Social proof builds trust. Share your best guest reviews – whether written or on video. Instead of posting plain screenshots, turn them into eye-catching designs using tools like Canva. Post them in your feed and Stories to show you’re a popular, well-reviewed host.
4. Highlight what makes you unique
Why should someone book with you instead of the property down the street? Maybe you have a pool, a game room, a working farm, or lightning-fast Wi-Fi for business travellers. Make sure your Instagram content regularly spotlights these unique selling points, tailored to your target guest profile.
5. Optimise your Instagram bio
Your bio is your Instagram “front door.” Make it instantly clear who you are, where you are, and what makes your property special. If you’re targeting a specific type of guest, say so –mention the amenities or experiences they care about most.
Bonus Instagram tip for short-term rental hosts: posting frequency and content types
Consistency is more important than posting every day. Pick a schedule you can stick to – whether that’s daily or three times a week – and post at the same times. Reels and Stories currently get more reach than static grid posts, so prioritise video content alongside professional-quality photos. Keep your visuals clean, well-lit, and on-brand.
