When the industry gathers in Manchester on 12-13 November, SCALE UK will once again set the benchmark for education and connection.


Now in its third edition, SCALE UK has become the go-to destination for ambitious operators seeking growth strategies to thrive in today’s competitive market.


This year, more than 50 industry experts will take to the stage for two full days of keynotes, panel sessions, workshops, and networking experiences designed to help property managers scale smarter, not just larger.

SCALE UK's agenda is built around one simple philosophy: education beats guesswork


Each year, the SCALE team surveys hundreds of attendees to uncover the real challenges they face. The result? Two days of hyper-focused content that speaks directly to what matters most in 2025 and beyond.


This year, day two will take a deep dive into one of the sector’s most talked-about topics: Book Direct.


Where others might dedicate a single panel, SCALE builds an entire day around it; exploring website strategy, brand storytelling, and conversion tactics from operators who are winning in the field.


“Book Direct has become more than a marketing slogan,” said Damian. “It’s a profitability strategy, a guest relationship tool, and – for many operators – the difference between just surviving and building a successful STR business.”

From AI tools to pricing intelligence, diversification strategies to staff retention, SCALE UK’s agenda reflects a market evolving at speed, and a community determined to keep up.
