Airbnb policy changes

At Host Planet, we’re committed to keeping you informed, empowered, and one step ahead when it comes to managing your short-term rental business. Recently, there’s been a lot of buzz in the community about changes to Airbnb’s off-platform policies – and we want to set the record straight.

Thanks to a recent update shared by Sean Rakidzich and Mark Simpson at Boostly, here’s what you need to know:

Still allowed: off-platform processes (if you’re software-connected)

If you're using a Property Management Software (PMS) like Hostfully, Hospitable, Hosthub, Guesty, or similar, you’re in the clear to continue:

  • Collecting security deposits.

  • Requesting guest ID.

  • Sending and signing rental agreements.

These actions remain 100% compliant provided they’re handled through your PMS. So, if you've invested in the right tech stack – you're good to go.

StayFi and email collection are still OK (with two simple rules)

Tools like StayFi are still allowed for collecting guest emails – just make sure you follow these Airbnb-approved best practices:

  1. Don’t use Airbnb’s internal messaging system to ask for email addresses.

  2. Don’t make email collection a condition for accessing the property.

In short, keep it optional and outside Airbnb’s messaging platform.

What’s not allowed as part of the Airbnb policy changes?

Here’s where things get risky:

  • Manually messaging guests through Airbnb to push them off-platform.

  • Collecting personal data outside of approved tools or tech.

This is exactly what Airbnb is trying to crack down on. It’s not about what you’re collecting – it’s about how you’re doing it.

The key takeaway

“It’s not what you’re collecting that’s the issue – it’s how you’re doing it.”

If you’re relying on solid tools like a PMS and compliant guest experience software, you're not only within Airbnb’s guidelines – you're setting yourself up for scalable, professional hosting.

Final thoughts

Airbnb policies can evolve at any time, and while we’re sharing the latest verified insights, it’s always smart to do your own due diligence. Keep tabs on Airbnb’s official updates, review your PMS setup, and ensure your workflows align with platform rules.

As always, Host Planet will continue to bring you clarity, best practices, and tools to grow your short-term rental business sustainably and successfully.
