How AI is reshaping short-term rental management in 2026 – Hostfully CEO Margot Schmorak on Build for Growth

Artificial intelligence is no longer a future trend in short-term rentals – it's already deciding which listings guests see, which messages get answered, and which operators scale. In the first episode of Build For Growth, the new interview series from Host Planet and Hostfully, we sat down with Margot Schmorak, CEO and Co-Founder of Hostfully, to separate real AI automation from marketing hype.

Here's what one of the industry's most influential platform builders says is actually changing – and what hosts need to do about it. Catch the full episode on YouTube, Spotify, or Apple.

Key takeaways

  • 45% of property managers named AI a top priority for 2026, according to Hostfully's latest industry study; operators are already "voting with their technology stacks."

  • Guest communication is the #1 frustration (cited by 18% of operators). Realistic expectation for 2026: AI handles the majority of routine questions autonomously, while humans step in for loyalty-building moments.

  • AI is removing real work today in dynamic pricing (77% of operators adopt it from their first property), cleaning and turnover automation, and automated check-ins with unique per-reservation smart lock codes.

  • Airbnb's AI listing comparisons mean less merchandising control for hosts. The platform will increasingly rewrite and re-present your listing for each guest – and reward properties with the most detailed, up-to-date data.

  • Your guidebook is now an AI data source. Fresh, accurate property data is what makes AI answers correct – and what OTAs and large language models increasingly reward.

Why AI is a priority for nearly half of short-term rental property managers

Margot's view is grounded in data, not prediction. Hostfully's recent industry survey found 45% of property managers named AI a major priority for 2026.

"Operators are already voting with their tech stacks. They're using platforms that are going to give them more control with AI... At the end of the day, this is really going to come down to hospitality – how do people deliver the best hospitality experiences to their guests?"

Many hosts feel they're falling behind because they've only dabbled with ChatGPT. Schmorak pushes back on that guilt: it isn't reasonable to expect someone driving between properties, solving a broken toilet at midnight, to also be a technology expert.

"It's the responsibility of Hostfully and other software providers to give people AI that can actually be used."

Her advice: keep experimenting, but push your software provider harder. Ask what's on their AI roadmap and how you'll be supported – and look at specialist AI partners in their integration network, such as HostBuddy.

What does real AI automation look like (vs. marketing hype)?

Every tool now claims to be "AI-powered." Margot's test for genuine AI automation in guest communication comes down to three things:

  1. Timely – answers arrive fast and make sense in context.

  2. Correct – responses are grounded in real data: past conversations, your property details, your digital guidebook. The AI should be able to look up the right lockbox code or how the laundry works.

  3. On-tone – the AI learns and matches your voice.

That third point addresses the industry's biggest fear – that automation makes hosting feel cold.

"There's a lot of concern that losing the ability to control the tone of every message is going to be a problem. But I think that's actually false. The AI can learn your tone really well – it's up to you to continue to coach it."

The best AI, she says, communicates like a friend making a recommendation, not a bot pushing promotions.

AI guest messaging: What hosts can realistically expect in 2026

Guest communication is the top frustration in the industry – 18% of operators ranked it first in Hostfully's study. And the problem isn't just replying quickly; it's replying correctly.

Margot's realistic benchmark for 2026:

"AI can handle the majority of the routine and repeatable questions autonomously. But people still need to step in – there are exceptions, and moments where they can build loyalty or maybe a repeat booking."

The winning model is a unified inbox with AI assistance, not full replacement. AI will take over more of the conversation in the coming years, but a human sliver will remain – and that sliver is where standout hospitality lives. Consistency is the real prize: what a guest sees on Airbnb, Vrbo, or Booking.com should be exactly what they experience at the property.

"Building trust is all about saying you're going to do something and then doing it."

Where AI is actually removing work today

Beyond messaging, Margot identified the operational areas where AI and automation are delivering now:

  • Dynamic pricing – the most mature category. 77% of operators adopt dynamic pricing from their very first property.

  • Cleaning and turnover management – adoption jumps from 52% among small operators to 88% once portfolios pass 100 properties. Automated workflows notify cleaning companies the moment checkout happens.

  • Automated check-ins and smart locks – unique per-reservation PIN codes are already in place at roughly 39% of properties and growing toward a majority.

  • Workflow automation – the "connective tissue" linking checkout, turnover, quality checks, and the next check-in.

  • Guest risk screening and damage protection – AI is already built into solutions that flag higher-risk bookings.

If you're still doing any of these manually, this is where to start – not with the shiniest new AI tool, but with the categories where automation is proven.

Airbnb's AI listing comparisons: The Trader Joe's problem

Airbnb's move into AI-powered listing comparisons prompted the conversation's most memorable analogy. Margot compares Airbnb to Trader Joe's – a vertically integrated store where everything is own-brand and the retailer controls exactly how products are presented – versus a traditional grocery store where brands control their own merchandising.

"What this means for property managers is that you're going to have even less control than you had before over how your property is merchandised."

In practice, Airbnb's AI may rewrite your listing description to suit each searching guest – presenting the same property one way to a family-reunion planner and another way to a bachelorette group. That's powerful for conversion, but it strips hosts of control.

How do you compete? Feed the machine better data:

  • OTAs will reward detailed, up-to-date property information – amenities, bedroom and bathroom configuration, accurate descriptions – because richer data lets them re-merchandise your property more effectively.

  • Work with a PMS that has preferred OTA partnerships. Platforms like Hostfully pass enhanced, robust data connections through to the channels, giving you the most flexibility and control still available.

  • Treat your guidebook as a living data source. Hostfully customers update guidebooks for seasonal events – even maintaining summer and winter versions the AI can choose between. And with guests increasingly asking ChatGPT, Gemini, or Claude for travel advice, fresh data matters more than ever: today's AI tools surface information generated in the last few days, not last quarter.

FAQs: AI for short-term rental hosts

Will AI replace short-term rental hosts and property managers? No. Hostfully CEO and Co-Founder, Margot Schmorak, expects AI to handle the majority of routine, repeatable guest questions autonomously, but humans remain essential for exceptions, complex situations, and the loyalty-building moments that drive repeat bookings. Hospitality remains the differentiator.

Does AI guest messaging sound robotic? Not if it's set up well. Modern AI can learn a host's tone and be coached over time. The key is grounding it in your real data – past conversations and a detailed digital guidebook – so answers are timely, correct, and on-brand.

What AI automation should a host adopt first? Start with the proven categories: dynamic pricing (adopted by 77% of operators from their first property), automated guest messaging for routine questions, turnover workflow automation, and smart lock codes generated per reservation.

How do Airbnb's AI listing comparisons affect my listing? Airbnb is increasingly controlling how your property is merchandised – potentially rewriting descriptions for different guest types. Hosts with the most detailed, current listing data (and PMS platforms with preferred OTA data connections) will be rewarded in this environment.

What is Hostfully? Hostfully is an all-in-one property management platform (PMS) connecting guest messaging, operations, channel management, and digital guidebooks – with deepening AI integration. Build For Growth viewers can get $500 off PMS onboarding and 30% off digital guidebooks for life via this link.
